If there’s one complaint about Holland Village, it would be that it’s too small. But that’s about to change as a Far East Organisation-led consortium has won the bid to more than double the size of the existing lifestyle enclave.
More Holland Village homes in the pipeline
The Holland Village extension site, which sits on land previously occupied by HDB flats, will accommodate up to 13,500 square metres (sq m) of retail space, 400-plus private apartments and 100-plus serviced residences over a maximum gross floor area of 59,715 sq m. Far East’s winning bid, which passed a “concept round” of assessment by the Urban Redevelopment Authority (URA), will also include dual-use office-residential units.
Numbers-wise, Far East’s bid of $1.213 billion was also the highest among five shortlisted bids. This translates to nearly $1,888 per square foot per plot ratio (psf ppr). The total development cost for the project may exceed $1.8 billion.
Upsizing street experiences
When built, the Holland Village extension will capitalise on the pedestrian-friendly charms of the existing precinct. Visitors and residents can walk from the existing Lorong Mambong to a “Pocket Park” that serves as a gateway to the new development. Lorong Mambong and Lorong Liput will also be extended to create a consistent streetscape, according to the URA.
The Pocket Park leads to a “Commons Square”, which serves as the focal point for the expanded Holland Village. Expect events such as weekend markets and outdoor performances to be held here.
It’s not all bustle, however. Far East’s winning proposal also includes a “Communal Green”, a courtyard lined with shops leading to a terraced water feature and a water court. All of the planned public spaces are linked by walkways. The linked walkways, parks and squares create an enticing streetscape (and hopefully lets pedestrians beat the daytime heat, too).
Mixing low- and high-rise
Any add-on development to a precinct as iconic as Holland Village shouldn’t look out of place. Indeed, one of URA’s requirements was that the building forms and massing of the extension must sit comfortably alongside the old precinct.
In partnership with local firm MKPL Architects, Far East’s winning concept will include two towers — 33 and 25 storeys — for the 400-plus private apartments. These residences will be located at the northern part of the site bounded by Holland Road and North Buona Vista Road. The height of the other buildings, including the serviced apartment tower, will not exceed 10 storeys.
With concept and bid price a key bidding criteria for the Holland Village extension site, we reckon that Holland Village looks set to retain its irresistible charm for Singaporeans for decades to come.
